GREENBRIAR CLUB, INC. 2026-2027 ANNUAL DUES ASSESSMENT & BILLING INSTRUCTIONS

 

Dear Greenbriar Homeowner,

 

Important Changes to Your Billing This Year As we have communicated in recent meetings and bulletins, the Board of Trustees has conducted a legal review of our governing documents. To ensure full compliance with Florida law and our recorded Restrictive Covenants, we are returning to the dues structure exactly as it is written in our founding documents.

 

Rather than a "flat rate" across all households—which was the practice in recent years but is not legally supported by our documents—dues are legally required to be assessed based on residency and occupancy.

 

The Two-Tier Assessment Structure Your dues are determined by the number of adults (ages 18 and older) living in the home. The rates for the 2026-2027 fiscal year are:

 

  • Family / Multi-Adult Rate: $271.00 per year (Applies to any living unit housing TWO OR MORE adult residents).
  • Single Adult Rate: $181.00 per year (Applies to any living unit housing EXACTLY ONE adult resident).

 

Instructions for the Enclosed Invoice Because the Association does not keep a constant census of who lives in every home, you will notice that the "Amount Due" line on the enclosed invoice is blank. You are required to self-certify your occupancy and fill in the correct amount.

 

To complete your payment:

 

  1. Select Your Tier: Write in either $281.00 or $181.00 based on the number of adults currently residing in your home.
  2. Verify Your Account: Ensure your account number is clearly written on your payment.
  3. Submit Payment: Follow the mailing and payment instructions listed directly on the invoice. Payments are due by June 1, 2026.

 

ATTENTION – THE INFORMATION YOU PROVIDE TO THE ASSOCIATION IS USED TO CALCULATE ANNUAL DUES, A LEGAL OBLIGATION PURSUANT TO YOUR GOVERNING DOCUMENTS. PROVIDING FALSE OR INACCURATE INFORMATION MAY RESULT IN LEGAL ACTION.

 

We understand that returning to this two-tier structure represents a change from recent years. However, enforcing the Covenants as written is the only way to ensure fairness, protect the Association’s legal standing, and properly maintain Greenbriar for everyone.
